Livio is the portal Kenyan landlords and managing agents use to invoice rent, collect through M-Pesa, bill metered water and power, and close the month with statements that already match the cash.
Landlord, KES 180 per occupied tenant. Agent, KES 100. Vacant units are not billed.
The portal
One record of the tenancy, from the invoice to the owner statement. Nothing here is a separate product. It is the same month, closed once.
Rent invoices go out on the due date. Tenants pay by M-Pesa STK Push or Paybill. Livio matches the payment to the invoice so balances are current without a clerk reconciling SMS screenshots.
Each unit carries a tenant, a lease, and a tariff. Meter readings become utility lines on the same invoice. Maintenance is logged against the property, not a separate inbox.
A landlord sees their own portfolio. An agent sees every owner they manage, with commission taken and a remittance statement that already agrees with collections.
Pricing
Two rates. You are billed for tenants on an active lease. Vacant units do not appear on the invoice. A 30-day trial is included.
